Property Overview

A completed inner city unit title subdivision and redevelopment.

This project involved the acquisition and redevelopment of a 753m2 residential site in Kingsland, Auckland, one of the city’s most established inner suburbs. The property comprised four two-bedroom, one-bathroom dwellings arranged over two levels, held on a single freehold title at the time of purchase.

We identified an opportunity to unlock significant value through legal restructuring and a comprehensive renovation programme, transforming the asset from a single bulk holding into four individually titled, high quality residences.

Unit Title Subdivision

A full unit title subdivision was completed, converting the existing freehold title into four separate residential units. This enabled individual ownership and sale, materially improving liquidity, buyer appeal, and end value while aligning the title structure with the underlying built form.

Major Renovation Programme

The project included substantial internal and external works to reposition the dwellings for the Kingsland market. Internal upgrades focused on kitchens, bathrooms, layouts, finishes, and services, while external works improved building performance, aesthetics, outdoor living areas, and overall presentation.
The design and finish levels were deliberately set to suit an inner city owner occupier and investor market, with an emphasis on durability, functionality, and long term appeal.

Value Creation Outcome

By combining a unit title subdivision with a comprehensive renovation strategy, the project successfully transformed a single low liquidity asset into four premium, individually saleable homes in a tightly held suburb.
All units were completed, titled, and sold individually, demonstrating our capability to execute inner city projects involving legal structuring, construction management, and market driven design decisions.
